New house - Garage query

Hey all. We are in the process of buying a 1930s detached house. Plan is to convert the attached garage into the new kitchen and if possible extend above and put an extra bedroom.

Queries where I wonder if someone could help:

- The garage is approx 5m wide. It has steel beams across the roof - why would this be ?

- The garage appears to have double skin brick. Would this imply the foundations are deep enough to extend (build) above the existing wall ?

- If the foundations are not sufficient to extend above, can I just convert the current garage (complying with BR insulation etc) or would BC not accept that due to foundations (even though its been stood for nearly 100 years) ?

- The roof in knackered and causing some issues. One being the render breaking. Does this look (see pic) look like anything other than damp getting behind the render ?

If you want to extend your house, you must be ready that it will cost you a lot of money especially if your house is old, before starting to repair it you must call specialists who will estimate if your house is strong enough to keep the heavy room. When I decided to repair my parent's house and make it a little bigger I have wasted a lot of money, at the end I understood that it would have been cheaper to buy a new house than repair the old one. Oh, it's a very tricky subject. Recently, I decided to renovate my garage. It was very hard to choose between the designs. For me, my garage is my second home. I spend there a lot of time, with my friends, and my son. I take care of my car, and I want my garage to look very good! That's why I decided to rebuild it all. I contacted the best guys on the market that are working with the floor. I wanted my garage to look natural, and guys came and installed the best wooden floor for it. I am very pleased and impressed with their work. It looks very beautiful!

in such a situation is better to find a good construction company to help you with that.

You should definitely consult someone experienced. When it comes to house changes or renovation, you should reach to repair companies or find a qualified worker. From my experience, I can tell you it's a mistake to handle it by yourself. I ruined my main walls because I wanted to extend the kitchen and I never knew that this is forbidden. After a while, the selling began to have cracks. I had to move out. Maybe you heard about town and country scottsdale. From a point of view, I was shocked and cried for a while but I am happy this happened.
